New Court-Sourced Data: Divorce, Probate, and Eviction Leads

PropertyRadar now delivers divorce, probate, and eviction leads sourced directly from county courts, the only legitimate source for this data.

Unlike competitors that rely on delayed county recorder filings, PropertyRadar pulls records at the point of initial filing, so you get leads when they’re fresh and actionable.

Divorce Leads

 

Most platforms get divorce records from the county recorder, but they receive under 5% of total divorces filed and deliver them months or even years after the initial filing.

PropertyRadar sources divorce data directly from county courts at the time of filing for cases involving property owners.

How big is the difference? In a comparison of Bexar County, Texas, filings for January 2026, PropertyRadar found 550 divorce records matched to property owners. The next-closest competitor? 13. That’s 63% coverage versus 1.5%.

PropertyRadar’s divorce leads also include details that competitors simply don’t have: case number, filing date, petitioner and respondent names, and the court of jurisdiction - everything you need to verify the data and start meaningful conversations.

Probate Leads

 

Many data providers claim to have probate data, but what they actually offer is deceased owner flags, which are sometimes called pre-probate, not probate.

There’s a critical difference: deceased data tells you someone passed away, but not all deaths result in a probate, and PropertyRadar’s probate data tells you a legal process has begun that often leads to a property sale.

Most platforms use AND logic for their search criteria, meaning if you select “Tax Delinquent” and “In Foreclosure,” you only get properties that have both.
