PropertyRadar 5.0 Is Here: Court-Sourced Data, AI Agents, and More

We’ve been heads-down building, and today we’re excited to officially launch PropertyRadar 5.0, the biggest release in our company's history. It’s a ground-up rebuild of what PropertyRadar can do for real estate investors, agents, mortgage professionals, and local service businesses.

With 5.0, PropertyRadar becomes the only platform that combines court-sourced data, an integrated suite of multi-channel marketing tools, and AI agents all in one place. Whether you’re hunting for motivated sellers or farming your local market, this release is designed to help you show up to deals first and win them with Good Neighbor Marketing.

_(oh, almost forgot to mention - we rolled out a brand new website to go along with it all too...)_Overview of What’s New in 5.0

PropertyRadar 5.0 touches every part of the platform. Here’s a summary of the major updates, with a deeper dive on each below.

Court-Sourced Distress Data: New divorce, probate, and eviction leads pulled directly from county courts. Multi-Channel Marketing Suite: Send direct mail, email, make phone calls, run online ads, and plan in-person outreach, all from within PropertyRadar. AI Agents:  Get help building your audience, creating your brand, developing marketing messaging, and more. New Distress Scoring: A new scoring model that helps you identify properties with a high level of distress, sort your lists to focus on the best opportunities first, and align your marketing investments. New Distress Criteria: A new way to build lists in PropertyRadar that allows you to include all properties with one or more forms of distress. New Relatives Data: Reach heirs and family members when owners are deceased or missing. Investor Plays: Motivation-specific, ready-to-run marketing strategies that take you from opportunity identification to campaign execution in minutes.

Together, these updates create a complete lead-to-deal workflow that no other platform can match. Let’s break each one down.

New Court-Sourced Data: Divorce, Probate, and Eviction Leads

PropertyRadar now delivers divorce, probate, and eviction leads sourced directly from county courts, the only legitimate source for this data.

Unlike competitors that rely on delayed county recorder filings, PropertyRadar pulls records at the point of initial filing, so you get leads when they’re fresh and actionable.

“We recognized the frustration of inaccurate data and wasted marketing efforts,” said Mark Hockridge, PropertyRadar’s CEO. “We decided to invest in giving investors what they actually need to close more deals: fresh, reliable data, powerful marketing tools, and AI assistants to help bring it all together.”

Divorce Leads

Most platforms get divorce records from the county recorder, but they receive under 5% of total divorces filed and deliver them months or even years after the initial filing.

PropertyRadar sources divorce data directly from county courts at the time of filing for cases involving property owners.

How big is the difference? In a comparison of Bexar County, Texas, filings for January 2026, PropertyRadar found 550 divorce records matched to property owners. The next-closest competitor? 13. That’s 63% coverage versus 1.5%.

PropertyRadar’s divorce leads also include details that competitors simply don’t have: case number, filing date, petitioner and respondent names, and the court of jurisdiction - everything you need to verify the data and start meaningful conversations.

Probate Leads

Many data providers claim to have probate data, but what they actually offer is deceased owner flags, which are sometimes called pre-probate, not probate.

There’s a critical difference: deceased data tells you someone passed away, but not all deaths result in a probate, and PropertyRadar’s probate data tells you a legal process has begun that often leads to a property sale.

PropertyRadar is the only platform that pulls real probate filings directly from county courthouses.

In our Bexar County comparison, PropertyRadar returned 202 probate records matched to property owners during January 2026. Every competitor returned zero, because none of them offer court-sourced probate data.

Each record includes the decedent's name, case number, relatives' data, and court/jurisdiction, giving you a head start that other property owner + data platforms simply can’t provide.

Eviction Leads

Eviction leads are one of the strongest signals of a tired landlord, motivated to sell. There’s nothing worse for a landlord than an eviction. After months of lost rent, the eviction process itself is long, expensive, and emotionally draining.

Beyond this are the costs of repairs and finding new tenants. Even if they win, they’re often left with thousands in losses and little more than an uncollectable judgment.

PropertyRadar is now the only platform offering court-sourced eviction data. No competitor - PropStream, DealMachine, BatchLeads, or Propwire - offers eviction leads at all.

This gives PropertyRadar users exclusive access to one of the highest-intent distress signals in the market.

Timeliness matters here, too. Connecting with landlords during or immediately after an eviction filing is the key.

Waiting until they’ve resolved everything and found a new tenant means you’ve missed the window of distress, and ultimately the deal.

Integrated Multi-Channel Marketing Suite

Finding the right leads is only half the equation. With 5.0, PropertyRadar becomes the only platform with a fully integrated suite of multi-channel marketing tools built right in.

Marketing Channels Overview

The result is a seamless workflow: identify your audience, craft your message, choose your channel, and connect, all without leaving PropertyRadar.

With automations and daily alerts, you can set your campaigns to run continuously as new opportunities surface.

AI Agents: Build Smarter Campaigns, Faster

PropertyRadar 5.0 introduces AI agents designed to help users at every stage of their marketing workflow. They’re purpose-built tools trained on real estate investing strategies and Good Neighbor Marketing principles.

What the AI Agents Help With

Whether you’re a first-time investor figuring out where to start or an experienced pro looking to scale, the AI agents reduce the time it takes to go from idea to executed campaign.

New Distress Scoring

Not all distress is created equal. A property with a small utility lien tells a very different story than one facing foreclosure, divorce, and tax delinquency simultaneously.

PropertyRadar’s new distress scoring model helps you identify properties with a high level of distress, sort your list so you can focus on the best opportunities first,  and align your marketing investments accordingly.

New Distress Criteria

We've introduced a new way to build lists in PropertyRadar. With our new Distress Criteria, you're now able to create lists that include all properties with one or more forms of distress.

This is especially helpful if you live in a smaller population center where there may not be enough of any one particular type of distress to build a decent-sized list. By combining distress types, you can.

What Is “OR” Logic & Why Does It Matter?

Most platforms use AND logic for their search criteria, meaning if you select “Tax Delinquent” and “In Foreclosure,” you only get properties that have both.

That’s a tiny slice of the market. PropertyRadar’s distress scoring allows you to use either AND or OR logic instead, so you can find properties experiencing any form of distress, not just properties that check every box.

Your messaging and outreach are much better when you search using a narrow focus.

How the “OR” Logic Works

When you want to use the "OR" logic, start by selecting our new "Distress Criteria". Select the distress types you care about: foreclosure, tax delinquent, divorce, eviction, or any combination of the 30+ signals available.

PropertyRadar returns every property that matches one or more of your selections.

A property in foreclosure shows up. A property going through a divorce shows up. A property with both shows up too. You get the full picture of motivated sellers in your market.

When you want to use "AND" logic, use the individual criteria for each distress type.

New Relatives Data

Reaching the right person is just as important as finding the right property. PropertyRadar 5.0 includes new relatives data that helps you connect with heirs tied to a property.

This is especially valuable for probate leads, where contacting relatives of the decedent gives you a significant head start over investors who only have a property address and an owner name.

Plays: From Opportunity to Campaign in Minutes

One of the most exciting additions in 5.0 is Plays - category-specific, ready-to-run marketing strategies that combine a targeted audience, branded messaging templates, and outreach into a single, executable campaign.

A Play is a complete blueprint for a specific marketing strategy. Each Play includes three components:

How Plays Work

Step 1: Choose a Play. Pick a marketing strategy that fits your goals, whether you’re targeting divorce leads, probate opportunities, tired landlords, or any other niche. Step 2: Review and Send. Customize the branded template, modify your budget, and launch your campaign in one click - direct mail, email, SMS, calls, and more. Step 3: Automate. Set your Play to run continuously. As new opportunities surface, your marketing executes automatically in real time.

Plays are available across multiple industries: real estate investors, residential agents, mortgage professionals, home and property service pros, and commercial agents.

Each industry playbook contains curated strategies built by working with the most successful professionals in the country.

Frequently Asked Questions (FAQs)

AI Agents: The AI Real Estate Tool That Builds Your Lead Lists Automatically

PropertyRadar's AI Agents represent the biggest shift in how real estate professionals build prospect lists. Instead of manually selecting from 250+ criteria to define your ideal seller profile, AI Agents analyze your goals and build the list criteria for you in seconds.

Tell the AI Agent what you are looking for: 'Find homeowners in [ZIP code] most likely to sell in the next 6 months.' The AI Agent analyzes hundreds of data signals, including equity positions, ownership tenure, life events, and property characteristics, then builds a scored prospect list automatically. What used to take 30-60 minutes of manual filter selection now takes seconds.

This is AI for real estate agents at its most practical. You do not need to be a data expert. You do not need to know which of the 250+ criteria matter most for your market. The AI Agent handles the complexity and delivers a ranked list of your highest-probability prospects. You focus on outreach and closing.

PropertyRadar's AI Agents go beyond what competitors like SmartZip, Offrs, or Remine offer because the AI is built on top of the deepest property dataset available to individual practitioners. AI is only as good as the data it analyzes. PR's 250+ criteria, court-sourced records, and owner intelligence give the AI Agent a data advantage that no competitor can match at this price point.

Court-Sourced Data: The Data Layer That Powers Smarter AI

PropertyRadar 5.0 adds court-sourced data directly into the platform. Foreclosure filings, liens, divorce records, probate cases, and eviction data now flow into PropertyRadar from county court systems. This data powers the 7 Plays framework for finding motivated sellers and gives AI Agents a deeper signal set to analyze when building prospect lists.

Court-sourced data is what separates PropertyRadar's AI real estate tools from competitors that rely only on MLS and public tax records. When AI Agents have access to court filings, the predictions are more accurate, the timing is better, and the leads are more motivated. This is the data depth advantage that makes PR's AI tools smarter than alternatives.

Multi-Channel Marketing: From AI-Built Lists to Closed Deals

PropertyRadar 5.0 connects AI-built prospect lists to multi-channel outreach in one platform. Once AI Agents build your list, you can launch direct mail, email, phone outreach, and digital advertising campaigns without leaving PropertyRadar. No CSV exports. No third-party integrations required. AI builds the list, and the platform delivers the outreach.

This end-to-end workflow is what makes PropertyRadar the most complete AI real estate tool available. Competitors like REDX and Vulcan7 deliver leads but have no outreach tools. SmartZip and Offrs have predictions but limited marketing capabilities. PropertyRadar combines AI-powered prospecting with built-in skip tracing and multi-channel outreach in a single subscription.
