Auction
PropertyRadar has the most extensive Auction data and tools available. PropStream provides limited auction data, and lack critical information such as auction time, published bid, trustee contact, document images, original loan amount, and foreclosure history.
Bank Owned (REO)
All trustee deed sales, even those sold to investors, are categorized as being bank owned. This inflates Bank Owned results, and doesn't allow users to search for 3rd Owned or Bank Owned separately.
Underwater
PropStream does not have complete transaction histories on the properties (i.e., missing active loans) that results in investors wasting time on properties that have negative equity.
Tax Delinquent
PS only search by delinquent year/range. PR also allows search by amount. PropStream does not show the number of missed payments.

Bankruptcy
PropStream has poor bankruptcy data quality, and many of the records they show as bankruptcies have already been discharged.
Divorce
PropertyRadar pulls divorce records directly from the courts upon the initial filing. PropStream only pulls divorce records from the county recorders office, which only captures a small fraction of the total divorce cases, and they don't show up for months to years after the initial filing.
Probate
PropertyRadar pulls probate filings directly from the courts. PropStream does not offer probate data.
Death of Joint Tenant
PropStream has death of a joint tenant only by combining pre-probate and intra-family transfer (results in missed opportunities).
Eviction
PropertyRadar pulls eviction filings directly from the courts. Eviction data, coupled with owner age, helps identify motivated tired landlords. PropStream does not offer eviction data.
Code Enforcement (Code Enforcement cases) & Abatement Lien (Code enforcement / nuisance abatement lien)
PropertyRadar allows the user to search specifically for abatement liens (document type) as well as other qualifying criteria such as the lien date and lien amount. PropStream does not have search criteria for code enforcement, however it does have abatement lien data within the "other lien" category. The problem is that it's impossible to isolate the abatement liens, which is especially problematic in large areas.
Vacancy / Ownership Profile
Abandoned Property
PropertyRadar identifies vacant properties where the owner's mailing address is also vacant. PropStream requires you to drive to vacant properties to determine if vandalism has occurred (clearly a weakness).

Property Tax Lien
