What do lien and mortgage records include?

Lien and mortgage records include the loan amount, interest rate, rate type (fixed or adjustable), lender identity, recording date. Mortgage records also capture details like adjustable-rate mortgage (ARM) terms, and whether the loan is a home equity line of credit (HELOC), Federal Housing Administration (FHA), Veterans Affairs (VA), or private-money loan.

Loan type, loan purpose, and loan position are not included in records, however PropertyRadar uses intelligent models to determine this information. Because raw mortgage records do not always state the practical meaning of a loan, PropertyRadar models fields such as loan position, loan purpose, loan status, combined loan-to-value, and estimated open loan balance. These modeled fields help users understand debt structure, equity, foreclosure risk, and seller motivation faster than reading document chains manually. They should still be treated as decision-support signals and verified before major purchase or lending decisions.
